What this service covers

Sometimes the problem is not an item, it is a building. An old tenant who left everything behind. A family home that has to be cleared before it can be listed. A commercial unit handed back in a condition nobody at the signing anticipated. This is the service for those jobs.

Labour is $150 per hour for two removal specialists, with a two-hour minimum. Trailer and disposal are charged at the rates published on our haul-away page. Our specialists work deliberately to maximise trailer space when packing, because every cubic foot they save comes straight off your disposal bill rather than ours.

The cleanouts we handle most

Tenant leave-behinds

Furniture, personal effects and rubbish left in a unit after a move-out or eviction, cleared fast so you can re-list. We document what was present before we start.

Estate clear-outs

Handled with the pace and discretion the situation calls for. We can work room by room with a family member present, or clear to a written keep-list if nobody wants to be there.

Foreclosure and REO

Bank-owned property cleared to a defined standard, photographed on completion, invoiced with the documentation asset managers require.

Pre-sale preparation

Realtors book us to empty a property to broom-clean before photography. An empty room photographs larger, and staging cannot begin until the previous owner's life is out of it.

Storage unit clear-outs

Abandoned or expired units emptied and swept, coordinated with the facility so access is arranged before we arrive rather than after.

Commercial strip-outs

Office fit-outs, retail closures and warehouse clear-downs, including fixtures, shelving and IT equipment routed to certified e-waste processing.

How a cleanout is quoted

We do not quote a whole-property cleanout blind, because nobody can, and the estimates that get given blind are the ones that get revised upward halfway through a Thursday.

  1. Walkthrough. In person where practical, by video call where distance makes that impractical. It takes fifteen minutes.
  2. Written estimate. Estimated crew hours, trailer count and expected disposal band, with the assumptions stated so you can see what would change the number.
  3. Scheduling. Most cleanouts start within seven to ten days. Genuine emergencies — a showing on Friday — we will try to slot sooner.
  4. Billed on actuals. You pay for the hours worked and the disposal incurred. If we finish in five hours rather than seven, you are billed for five.

Where a job turns out larger than the walkthrough suggested, we stop and talk to you before the estimate is exceeded. Nobody enjoys discovering that on the invoice.

We will flag anything that looks valuable

Cleanouts turn up documents, photographs, jewellery and cash with some regularity, particularly estate work. Our specialists set anything of that character aside and tell you rather than making a judgement call about it. We would rather add ten minutes to the job than get that wrong.

Landlords: photograph before we arrive

If there is any chance of a security deposit dispute, photograph the unit before the crew starts. We document our own before-and-after work, but your own timestamped record made prior to any disturbance carries independent weight.

About property cleanouts

Yes — $300 covers a two-person crew for the first two hours whether the job takes ninety minutes or the full two. Beyond that it is billed by the hour. For a single item the flat-rate residential service is almost always cheaper, and we will tell you so.
Yes, and it is common in estate and downsizing work. We work room by room to an agreed order, and anything not on the removal list stays where it is.
We handle heavy-accumulation properties regularly, without commentary. Where a situation involves biohazard material — animal waste, extensive mould, contaminated bedding — that requires a licensed remediation contractor, and we will tell you honestly rather than take the booking.
Everything except the hazardous categories: paint, solvents, oil, asbestos, sharps, propane and ammunition. Those need a household hazardous waste facility, and we will point you to the nearest one.
Larger jobs are invoiced in stages against agreed milestones so nothing arrives as one alarming figure at the end. Terms are set out in the written estimate before work begins.
